Real estate commissions are negotiable, which means no legislative entity or real estate board presets what you will pay. So it’s only sensible to shop around, like you would for any other big purchase, before you list your home with a broker.

In most real estate transactions, the buyer is never asked to pay the commission. The seller always pays the commission from the proceeds of the sale. The seller sets the price and determines what to offer as a commission. And commonly, the seller will offer somewhere around six percent to sell their home.

Almost always, the six percent commission offered is split between the listing broker and a cooperating broker or buyers broker. Occasionally, the listing broker will locate the buyer. If the listing broker locates the buyer, they will normally keep the entire 6% commission.
